The prefabricated garage is a modern solution to the problem of vehicle storage, combining the durability of concrete with the speed of assembly. Prefabricated garages are produced as complete modules consisting of walls, ceiling and foundation, ready for transport and setting. Prefabrication technology ensures high quality workmanship, repeatability of dimensions and resistance to weather conditions.

The structure of the concrete garage is based on monolithic reinforced concrete walls 8-10 cm thick, reinforced with Ø8-10 mm steel mesh. The ceiling is made as a 12-15 cm thick reinforced concrete slab, calculated for a payload of 250 kg/m². Concrete garages are produced from concrete of class C35/45, ensuring frost resistance F150 and waterproofness W8.

Technology for manufacturing prefabricated garages

The manufacturing process of prefabricated concrete garages is carried out under controlled factory conditions. Forming in precision steel molds guarantees surface smoothness and dimensional accuracy of ±5 mm. Vibrating the concrete mixture eliminates air voids, increasing the tightness and strength of the structure.

Maturation of the finished concrete garages is carried out in post-tensioning chambers, where the concrete reaches 70% of the target strength within 24 hours. The elements then undergo a 28-day seasoning period, during which the concrete reaches full strength. Each modular concrete garage undergoes quality control including geometric measurements and strength tests before leaving the plant.

Modular construction of concrete garages

The modular system of prefabricated garages allows individual units to be combined into garage units. Standard modules of 3×5 m, 3×6 m or wider 3.5×6 m can be put together in series. The prefabricated garages are equipped with system connectors that enable tight connection of adjacent modules.

As an option, the prefabricated concrete garage can be equipped with an inspection channel 140 cm deep, allowing inspection of the vehicle chassis. Gravity ventilation implemented through openings in the gable walls provides air exchange. Surface-mounted electrical installation in PVC pipes allows lighting and powering of workshop equipment.

Structural and strength parameters

The foundation of the modular concrete garage is a reinforced concrete bottom slab 150-200 mm thick. Bottom and top reinforcement with Ø10 mm mesh provides a load-bearing capacity of 20 kN/m². Perimeter expansion joints 20 mm wide filled with bitumen compound compensate for thermal deformation.

The total weight of reinforced concrete garages is 18-24 tons, depending on dimensions. Heat transfer coefficient U = 3.2 W/(m²K) for uninsulated walls. Sound insulation of Rw = 52 dB provides protection against external noise.

The fire resistance of the prefabricated concrete garage structure is REI 120 minutes. Class of reaction to fire A1 – non-flammable product. Frost resistance F150 guarantees 150 freeze-thaw cycles without damage. Waterproofness W8 protects against rainwater penetration.

Standard equipment for prefabricated garages includes a galvanized overhead door, a lock with a set of keys and vents. Optional sectional, roller or double-leaf gates available. PVC windows 60×40 cm with burglar-proof glass.

Installation of a prefabricated garage – step-by-step instructions

Installation of the prefabricated garage begins with proper preparation of the foundation site. The ground must be leveled to an accuracy of ±2 cm along the length of the garage. The ground compacted to the index Is = 0.97 will ensure the stability of the structure. Excavation for the foundation slab to a depth of 30-40 cm below ground level.

Preparation of the foundation

The foundation for prefabricated garages is made as a 15-20 cm thick reinforced concrete slab. On the compacted sand bed, a building film and Ø8 mm mesh reinforcement are laid. Concrete the slab with C20/25 concrete with a slope of 1% in the direction of the gate. Time to mature the foundation a minimum of 7 days before the installation of the garage.

Alternatively, the concrete garage can be founded on prefabricated road slabs 100x100x15 cm. The slabs are laid on a compacted sand-cement ballast 10 cm thick. The gaps between the plates are filled with cement mortar for an even surface.

Transportation and unloading of the module

Transport of concrete garages carried out by a low-loader set with a HDS crane with a minimum lifting capacity of 25 tons. Access to the installation site must allow maneuvering of the set with a length of 16 m. Minimum width of the access road 3.5 m, bearing capacity of the pavement 40 tons.

Unloading a finished concrete garage takes about 1 hour with efficient organization. Transport hooks in the corners of the ceiling allow safe lifting. Positioning of the module with an accuracy of ±5 cm relative to the axis of the foundation.

Embedding and leveling the structure

Precise seating of the modular concrete garage carried out using a crowbar and wooden wedges. Leveling control with a laser level in both directions. Maximum deviation from level 5 mm along the length of the garage.

After the leveling of reinforced concrete garages, sealing of the contact with the foundation is performed. Bitumen compound or polyurethane sealant is used around the perimeter. Additional anchoring to the foundation with M12 expansion bolts every 1.5 m for windy areas.

Installation of equipment and finishing

Adjustment of the overhead door or installation of sectional door guides according to the manufacturer’s instructions.

Making installation connections to prefabricated garages – electrical through a conduit in the wall. Drainage of rainwater from the gutters into a storm drain or absorption well. Final sealing of all installation penetrations with polyurethane foam.

Concrete garage price of the basic module 3×5 m is 15 000 – 25 000 PLN net in the raw state for finishing. Prefabricated garages in the price include concrete structure and transport to the construction site. The finished concrete garage price increases by 15-20% for enlarged versions of 3×6 m or 3.5×6 m. In 2024, a price increase of 10-12% is observed due to energy and reinforcing steel costs.

Detailed costing of a prefabricated garage

Prefabricated garage in the basic price of 15 000 – 25000 zloty includes C35/45 concrete structure and transport. The version with a sectional door increases the concrete garage price by PLN 2500-4000. Adding a PVC window costs 600-800 zlotys, side doors 1200-1500 zlotys. Concrete garages with inspection channel more expensive by 3500-4500 zł.

Costs associated with the foundation and installation

Construction of a foundation for a prefabricated concrete garage is the cost of 3000-4500 zloty for a 3×5 m slab. The price includes excavation, bedding, reinforcement and concreting. An alternative foundation on road slabs costs PLN 2000-3000. Prefabricated concrete garages require paving the access – costing 50-80 PLN/m² for paving stones.

Installation of modular concrete garage included in the price when ordering more pieces from the manufacturer. Transportation calculated at the rate of 8-10 zł/km. Insulating prefabricated garages with 10 cm Styrofoam with plaster increases the price by 4500-5500 PLN. Clinker elevation raises the price of a concrete garage by 6000-8000 zlotys. Covering the roof with thermo-welded roofing felt instead of the standard tar paper on a tack is an additional 800-1200 zlotys. Painting interior walls with latex paint costs 1000-2500 zl.

The electrical system in a concrete garage with switchboard, 4 outlets and LED lighting costs 1500-3000 zl. Alarm system with motion detectors PLN 800-1200. Workshop metal shelving 150-550 PLN per running meter. In 2025, equipment prices are expected to increase by 5-8%.

Comparison with brick and tin garages

A prefabricated garage costs 40-50% less than a brick garage of similar dimensions (PLN 35,000-45,000). The savings are due to the absence of masonry, roofing and plastering labor costs. Concrete garages are more expensive than tin garages (PLN 8,000-12,000), but offer 10 times longer life and better security.

TCO (total cost of ownership) analysis shows the advantage of ready-made concrete garages. No painting and maintenance for 20 years generates savings of 5000-8000 PLN. A concrete garage resale price after 10 years of use is 70-80% of the initial price, while a tin garage loses 80-90% of its value.
